    Abstract: 摘要本研究針對台中市集合住宅高層化發展現象進行觀察分析,以單元類型發展與區位發展軸帶作為研究對象。台中市的集合住宅主要代表類型,依不同的發展階段可分別為「別墅社區型」、「中低層公寓型」、「高層大樓型」和「超大坪數型」。在高層化的過程中,住戶單元寬度和客餐廳面寬有越來越寬的趨向,衛浴設備套數增加和陽台區分出景觀陽台及工作陽台,並且面積加大。透天別墅型的面寬深度比平均為0.6之窄面寬垂直長方形,中低層公寓型的比值約0.8有變寬的趨向,高層住宅型則因開發商想要開發不同的目標消費群,坪數大小和價格都有兩極化的趨向,故以小面寬(窄面寬)和正方形兩者居多,到超大坪數時轉變成大面寬,平均寬深比已到1.1以上。高層化之後室內面積也隨著面寬深度比比值增大而有加大的趨勢。台中市集合住宅區位發展分別沿文心路和綠園道而發展出兩個軸帶群落,從1983年至1995年沿著文心路四段周邊一路往南高層化發展,1995年則轉到綠園道軸帶發展而以超大坪數的產品為主,2000年以後的集合住宅主要發展區位為新市政特區,並帶起超大坪數、高價位的住宅產品。綜合上述集合住宅高層化的探討,在台中市所發展出的新類型「中庭式集合住宅」,不同於沿街式公寓大樓或住商混合的集合住宅,特徵在於增加「共用空間」的比例和「封閉式」中庭使用方式。也開啟台中市集合住宅居家花園中庭的生活想像。
    AbstractThis study was focused on observing and analyzing the phenomena of Collective Housing High-Rise development in Taichung City and the unit-type developments and the regional development strips were applied as the study objects.The spatial organization differences in typical types such as “villa community type”, “medium and low rise apartment type”, “high-rise building type” and “oversize type” that developed in different developmental stages of the collective housing in Taichung City. The writing structure was divided into two parts, “dwelling unit” and “development strip”, In the High-Rise process, the dwelling unit widths as well as the widths of living rooms and dining rooms showed the increasing trend, the numbers of bathroom equipment increased, divisions of landscape and working balcony as well as increase area. The average ratio between widths and depths was 0.6 and they were narrow-width vertical rectangular in detached villa-type. Medium and low apartment type showed the ratio about 0.8 and the widening trend. High-Rise building type tended to have polarized trends in size and price due to the different target consumer groups that developers wanted to develop. So that they were mostly with small width (narrow-width) and square shapes. As far as the oversized arrangements, they were shifted to the wide width and the average ratio of width and depth was over 1.1. After the High-Rise, the indoor area showed increasing trend as the ratio of width and depth increased.Taichung City Collective Housing Regional development started with two communities of Wun-Sin strip and Calligraphy Greenway strip. As far as the regional development strip, it was developed along the surrounding areas along Sec. 4, Wun-Sin Rd. down to the south for High-Rise from 1983 to 1995. The development strip then turned to Calligraphy Greenway strip and was focused on the oversized products in 1985. The main development location of Collective Housing after 2000 was the new municipal district and that has brought out the products of over-sizes and high prices.With the summary of discussions about the Collective Housing High-Rise, the new type “inner court Collective Housing” developed in Taichung City were different from the street-style apartment buildings or the mixed residential and commercial collective housings. The characteristics were the increased ratios of “shared space” and the utilizations of the “closed” inner court”. So that initiated the life imaginations about the home garden atriums of the Collective Housings in Taichung City.
