Abstract: | 雖然對於建築業過去二十幾年前的認可是需要改變,建築業仍然在生產力發展與顧客滿意度兩難中掙扎,通常一般的建設公司改進的措施,只專注於建築工程管理與交付流程的做法,不過,在這項研究中不僅瞭解大多建築業的管理方式和概念化的做法,也說明A建設公司的商業模式改變了以往建築業的治理邏輯。本研究的目的是要瞭解商業模式在建築管理中的作用,並了解個案公司如何在高品質與高格調的龐大成本支出下,還能維持既定的獲利。這個目的是透過具體的研究問題,訪談A建設公司之高層主管及住戶代表,並從中獲取相關資料。本研究遵循質性研究法與個案研究法。主要的資料收集方法是透過訪談的資料內容,彙整而成。這項研究證實了商業模式探討建築產業的開發與分析是合適的。然而,商業模式在運用上必須要對相關活動要素有全面性的瞭解。研究結果顯示,建設公司目前對於價值競爭的關鍵業務模式過於相似。事實上,傳統的商業模式,忽略了以顧客角度出發的觀點,過往大多都從內部效率的範圍開始,而不是為客戶創造價值。因此,一般建設公司通常是逐項計畫的處理方式來管理,卻沒有明確的以顧客為導向的商業模式運作,埋沒了明確長遠的眼光與經營宗旨,將超越成長與永續經營之目標全拋諸於腦後。良好的商業模式對於整個建築業或建設公司來說,提供管理者一個改革的起點。為顧客創造價值的同時,也是為企業本身執行一項價值創造與價值獲取的活動,作為突破當前思維的,促成長期效率與持續發展的企業 Although the need for change was recognized a couple of decades ago, the construction industry is still struggling with its productivity development and customer satisfaction., usually a general construction company improvement measures, only focus on building project management and delivery process approach.
