Abstract: | 因應金融市場環境丕變,在卡債風暴後,銀行紛紛轉向承做風險較低的房屋貸款產品,又值近期國內投資環境不佳,造成銀行存款過剩,各銀行紛紛搶食房貸業務大餅。本研究針對銀行業發展房貸業務授信策略作個案研究,除了從銀行業總體環境PEST分析、五力分析、到個案銀行內、外部SWOT分析作為架構進行實證分析,並提供詳細房貸業務的現況與發展資訊與脈絡,及透過深度訪談法,總合銀行界高階經理人實務經驗,進而瞭解銀行辦理房屋貸款授信決策時所考量的因素,以提供作為銀行制定房屋貸款之授信政策的另一層面考量。 本研究歸納重要結論如下:房貸授信必需因應金融法規,訂定短、中、長期穩定的授信政策;銀行業要整合內、外部資源,利用本身的優勢,創造房貸本業收益;銀行業要建立借款人的風險評估模式及擔保品的分級制度,降低損失;微利時代,房屋貸款客層分級經營,吸引目標客戶,整合行銷;銀行授信業務必須結合科技變革以創新經營,轉型藍海策略。才能在風險可控的房貸授信政策下,去化存款資金,創造穩定的利差收益,培養未來潛力客戶。 另外,針對目前國內金融房貸授信現況與數位科技發展趨勢,建議銀行於房貸相關業務策略擬訂時,應於現有法規制度下,考量目前的不動產市場、金融穩定程度及抑制房價階段政策做調整。現況,本國房貸業務之銀行法規與巴賽爾協定的風險權數有差異,建議金管單位應適時調整,以利銀行業相關業務發展。關鍵字:房屋貸款授信、PEST、SWOT、五力分析、深度訪談、銀行個案研究 To adapt to changes in the financial market environment, banks have turned to undertake low-risk mortgage products in the wake of the credit card debt crisis. Recently, the Poor domestic investment environment led to cash in banks too much, leading banks have poach form mortgages business. This study aims at the case study of the bank mortgage business credit strategy development. From the whole banking environment include PEST analysis, porter five forces analysis, to the individual environment include the internal and external SWOT analysis as an empirical analysis of the structure, and provide detailed status and development of the mortgage business. Through in-depth interviews, we summed up the practical experience of many company executives in the bank. Provide advice as a bank to develop mortgage policy. The main conclusions of this study are as follows: Mortgage in response to financial regulations, set short, medium and long-term stable bank credit policy; Banking industry integrates internal and external resources and utilizes the original advantages to create revenue for the mortgage business; The banking industry set up a borrower's risk assessment model and collateral classification system to reduce losses; micro-interest rate period, mortgage customers will be classified management, attract the target customers and integrated marketing; Bank credit business must combine science and technology to innovate management and transform Blue Ocean Strategy. And under the risk-controllable mortgage credit strategy, it should digest the deposit funds, create stable interest rate differential income and cultivate future potential customers. In addition, the status of financial mortgage and digital technology trends, proposed bank mortgage related business strategy formulation, due to consider the current real estate market, should be in accordance with the existing laws and regulations, making some adjustment the stability of the financial level and policy to curb price. As for the banking regulations of mortgage business and the risk weights of the Basel Accord, it is suggested that the Financial Supervisory Commission R.O.C should make timely adjustments to facilitate the development of banking-related businesses.Keyword:Mortgage、PEST、SWOT、In-depth interview、Bank case study |
